REPORTS

·                     Minutes from meeting of  November 2008, accepted and approved

·                     Treasurer’s Report:  accepted and approved

·                     Membership: 

·                     House and Garden Tour:  Excellent turnout

 

OLD BUSINESS

·                     1134 Nelson

o       Potential buyer is Veronica Hubbard

·         Her offer was $58,000, with WCNA picking up the tab for closing costs and prepaid of about $6,100.00.  Buyer also wants refrigerator and stove

·         Buyer’s offer would bring WCNA to a figure under break-even point

·         Board had until noon on December 9, 2008, to respond.  Board meeting was in the evening of December 9th, so missed response deadline

o       WCNA has about $59,000 in the home – Landmarks loan needs to be paid back in the amount of $48,900

 

o       A discussion was held as to accepting the buyer’s offer or countering.  Motion by C. Bromelmeier was made to counter with $64,900; C. Weybright seconded.  Motion passes.

·                     LHD

o       24 returns received – several on Fairfield in opposition

o       Suggestion was made to hold a second meeting using a mailing of post cards

o       Will pick up work on LHD when weather begins to turn nicer

·                     Emmanual Lutheran revitalization project

o       Application was returned

o       MOU needs to be resigned – can’t use the CHDO logo

o       Request for proposals to restore homes

o       Will conduct a house by house inspection of all affected homes

·                     Dog Signs

o       Mike will bring more to the Christmas Party

·                     Bookkeeper

o       Shelve for now

·                     Traffic Study

o       Alternate idea was proposed by City

o       C. Weybright to send letter to City to accept the City’s alternate plan, which was discussed and accepted at previous general meeting

·                     1218 Fulton

o       City would like to sell 1218 Fulton to WCNA as our next CHDO project with price of $1.00

 

NEW BUSINESS

·                     Tax sale properties

o       Tax sale properties did not sell as well as was expected and City ended up buying numerous properties (almost 2/3 of the properties)
